Entrepreneurs have a tendency to paint the new start-up businesses with a very optimistic brush, highlighting strengths and camouflaging the risks. I, as a business owner, have a vested stake and financial commitment in the success of this bed & breakfast. My intent is to have a definitive business, financial, and marketing plan that not only serves our need for capital financing, but is utilized as our daily business roadmap. I have taken all precautions to validate our business and financial models, focusing on realistic projections as follows:
The long-term goal of The Jamesville Bed & Breakfast (J B&B) is to become the best choice in Central New York for temporary lodging by creating a differentiated experience capitalizing on personal service, the historical nature of the J B&B building, and its unique location in one of the most attractive parts of Central New York (CNY). We plan to be more than a great bed and breakfast. We plan to create an environment of pampered luxury that surpasses the standard fare. Expanding our exposure via the Internet and introducing Jamesville and the CNY area to people that have not yet discovered this area to allow us to maintain a higher than average occupancy rate and above average profits.
The Company
The J B&B is a new business in Jamesville NY. After possession and a brief period of construction modifications, J B&B will diverse into other ventures to ensure a steady flow of patrons (tourists and locals) through its doors.
The J B&B will be a registered company in New York State and solely owned by Donna J. Tupper. Mrs. Tupper will reside on the property, managing staff & operations and maintaining the business.
Our Services
The J B&B was originally built in 1870 and this beautiful property has undergone a number of restorations. It currently has the potential of five rental units, including a handicap accessible area and with an owner-occupancy apartment.
Creating a "home away from home" which is often more beautiful and palatial than where they are traveling from will ensure many return customers. The medical field, local universities and local events have always drawn a significant number of travelers to the CNY area. In addition to providing information about such events, we plan to collaborate with tour agencies and businesses throughout the area by offering packages and special rates.
As the B&B becomes established, we plan to expand our services to the residents of CNY. The adjoining rooms open creating a large area, ideal for formal or informal gatherings (i.e. wedding receptions, office parties, Christmas parties, etc.). The beautiful garden setting with an in-ground pool and large patio area is also ideal to host various types of outdoor events.
The Market
Traditional B&B’s in CNY are far and few between, and none exist within CNY that reflect a historical Victorian theme. Of the short-term lodgings in CNY, there are 3 locations within a 15 mile radius of the J B&B. The Craftsman Inn has 90 rooms and is 6 miles from the J B&B. The Craftsman Inn services more directly to businesses, than providing the “home away from home” atmosphere. The B&B Wellington has 5 rooms and is 10 miles from J B&B, and is located in a less desirable area of the City of Syracuse. The B&B Wellington’s décor is old and warn but provides various homemade baked goods. The Red Door B&B has 2 rooms and is 15 miles from J B&B, in Cazenovia NY. All 3 short-term lodging locations will not affect the success of the J B&B.
A modest projection for increased unit rental is 30% per year. J B&B will charge competitive industry rates per night. Competitors have averaged 30% + rental increases over the past three years, and the Craftsman Inn is forecasting 50% increases for the next two years before hitting full capacity. Competitors rates are $135 and up. This projection is without any significant increase in advertising or exposure, but is based on the general average increase in local businesses.
Financial Considerations
The Jamesville Bed & Breakfast will require the funding for the real estate purchase, construction modifications, other start-up costs and an aggressive 3 month advertising campaign.
Highly exposed local events will have significant impact on the monthly earnings. For the first year, on-season revenues will offset off-season losses. J B&B will build its market position among the local, statewide, national and worldwide patrons. We anticipate that revenues will be a consistent flow throughout the year. The additional facility use income will support the slower lodging periods throughout the year.
Objectives
1. Open the Jamesville Bed and Breakfast as a "turn-key operation" after possession and construction modifications are complete.
2. Demonstrate a minimum of 85% occupancy averaged throughout Year 1.
3. Increase exposure and market using Internet technology and direct advertising throughout the United States & Canada.
4. Through incentives, aggressive marketing and increased exposure on the Internet, we hope to increase occupancy by 30% per year.
5. Increase use by divesting into other uses for property (cater parties, receptions, weddings, etc.).
Mission
The mission of J B&B is to become the best choice in CNY for temporary lodging and introducing Central New York to prospective customers that have not yet discovered this area. We plan to be more than a great bed and breakfast. We plan to create an environment of pampered luxury that surpasses the standard fare.
The J B&B guest will have every need met to ensure his/her comfort. For special occasions, catered meals, chilled wine, etc. can be provided for an additional stipend. During the weekends, guests will return to the B&B in the evening and find cheese, fruit, and wine for snacking before turning in.
As the J B&B becomes established, we plan to expand our services to the residents of CNY for private events. The adjoining rooms open creating a large area, ideal for formal or informal gatherings (i.e. wedding receptions, office parties, Christmas parties, etc.). The outdoors, with a beautiful garden setting, in-ground pool, and a private patio, opens several additional opportunities. A garden gazebo would make the perfect location for a wedding, for those that prefer a unique style wedding. With the capability for a catered reception inside, J B&B will make the event smooth and easy for the guests. Immediate family or selected members of the wedding party would be able to stay at the B&B, while other party members will be referred to neighboring Inns. This collaborative practice is not new to this area, but J B&B will be a new member in the exchange.
Guests will want to explore the riches of CNY (Syracuse NY, the Erie Canal System, Jamesville Reservoir, local wine tours, skiing & other winter sports, the annual hot air balloon festival, the NYS Fair, Jamesville’s historic district, and much more). In addition to providing information about such locations & events, we plan to collaborate with tour agencies and businesses throughout the area by offering packages and special rates with in-kind incentives for the cooperating merchants, including tours originating from the J B&B.
Amenities that go beyond the typical B&B will include:

• Daily fresh-baked muffins, breads and fresh fruit.
