On the small scale: buying houses that went into foreclosure is one idea to generate capital. It is at this time
a buyer's market with lots to choose from. I have been flipping houses for 20 years and have a good crew that
has been with me for years. I also have a lot of subcontractors for quick turnover time.
All of my projects have been on time and under budget. I am a careful buyer and do not buy until all of the
numbers add up to profit. Buyer cost, seller cost, renovation cost and location is very important to me.
Sometimes it takes looking at up to 100+ homes before I buy!
I have flipped houses for other investors and made them profits. Some I have turned into rentals for future
profit when the market turns to seller's market. Royce is a good reference for me as a previous investor.
On the larger scale when I have enough capital I want to invest in storage units and flat lot storage.
There is a huge demand for storage with the amount of people having to move because of the economy.
Flat lot storage of cars, RVs and boats is in demand as well. Also commercial storage of truck trailers
is in demand. The area where I live is having problems with truck trailers parked on the sides of roads.
There are lots of trucking companies that can use this service! I have called several companies and
got a good response with my idea. I also took the time to talk to a small business adviser and he agreed
that this is an unexplored good plan. He said he is impressed with my plans and should pursue this adventure.
There are at this time storage places for sale. The prices range from $300,000 to 15 mil.
As far as flat lot storage for commercial such as truck trailers there are none in the area. I would have to
develelop 10 acres to make this happen. Start up cost can range from 2 mil to 7 mil depending on the area.
It would take about 1 year to get this off the ground (development and rental of spaces).
This would make $40,000+ per month with a 10% vacancy per acre.
Just so you know each space would be 15x65 ft. I could get 50+ spaces per acre but I allowed for road acess
and drainage. So I went with 40 spaces per acre, a very low number but I would rather be safe than sorry.
